Across the industry, owner's representation is commonly priced one of three ways: a percentage of construction cost (industry-typical figures generally fall in the low single digits), a fixed monthly fee for the duration of the engagement, or a defined fee for a defined scope — pre-construction only, oversight only, or the full arc from scope to closeout. Longer projects, more complex approvals, and more fragmented teams push fees up; clean scopes and decisive owners pull them down.

Note the structural detail that matters more than the number: a percentage fee that grows when the project grows carries a quiet conflict. Ask any representative how their incentive behaves when your costs rise.
